Buyer Charges
The successful bidder will be required to pay an Administration Charge of £1,500 + VAT. This becomes payable immediately following the close of the timed auction.

In addition, the successful bidder must pay a 10% deposit of the purchase price, subject to a minimum deposit of £5,000.

Payment must be made by debit card or electronic bank transfer to the designated client account. Payment instructions will be provided to the successful bidder following the conclusion of the auction.

Before you bid
Properties offered by abbotFox Auctions are sold by Unconditional Auction. A successful bid creates a legally binding commitment to purchase the property.

You should therefore only bid if you are in a position to proceed with the purchase and complete within 28 days, unless a different completion period is stated within the Special Conditions of Sale.

We strongly recommend that every bidder reads the full Legal Pack, takes independent legal advice and has their finances arranged before bidding.

Buying with a mortgage
If your purchase will be funded by a mortgage, we strongly recommend having your mortgage arrangements sufficiently progressed — ideally with a formal mortgage offer in place — before bidding.

An Agreement in Principle is not a guarantee that a lender will lend against a particular property.

Once you have successfully purchased at an unconditional auction, you are committed to the transaction. If your lender subsequently declines to lend on the property and you are unable to complete, you may lose your deposit and could face further costs or liabilities under the contract.

Registering to bid
Before being able to place a bid, prospective purchasers will need to complete the online registration and verification process.

This will ordinarily include confirming your identity, completing the required bidder checks and accepting the relevant Buyer's Terms.

Registration should be completed in good time before the auction closes. Leaving registration until the final stages of an auction could prevent you from being able to bid.

How the online auction works
Our timed auctions take place entirely online, allowing registered bidders to participate using a computer, tablet or mobile phone.

Each property has a defined bidding window and bids are placed in accordance with the minimum bid increment shown on the auction platform.

The platform will indicate whether you are currently the highest bidder. If another registered bidder places a higher bid, you can submit a further bid provided the auction remains open.

To ensure a fair conclusion to the auction, bids placed shortly before the scheduled closing time may trigger an extension period. This gives other bidders an opportunity to respond and helps prevent a property being secured simply by placing a bid in the final seconds.

The auction concludes once the bidding period, including any applicable extension, has expired.

If you are the successful bidder
When the timed auction closes, the highest successful bid becomes binding and the sale proceeds in accordance with the auction contract and the Special Conditions of Sale.

The successful bidder will then be required to pay the deposit and Administration Charge promptly and provide any further information required to progress the transaction.

Completion will ordinarily take place within 28 days, unless the contract or Special Conditions of Sale state otherwise.

Watching an auction
