Churchgate House, Wood Dalling

05/06/2015

The attractive and unblemished rural village of Wood Dalling has a wealth of historic recollections, which date back as far as the Mesolithic ages. A chipped flint axe head was found in the area, suggesting that there has been human activity for at least 5,000 years. The name Wood Dalling is believed to have originated from the Old English for ‘the wood belonging to Dalla’s people.’ Churchgate House is one of the oldest remaining buildings in the village, having been erected in the early 17th century.

This property for sale in Norfolk is Grade II listed and offers as a substantial and spectacular country home with an abundance of character. Later additions were made to the property in the 19th century, following the already generously sized initial build. The exquisite mellow brick and flint construction has been lovingly retained throughout the centuries and still serves as a wonderful reminder of the properties antiquated past. Listed building consent has been granted to re-model the rear of the property to create two further bedrooms, use of the extensive attic and a much improved rear elevation.

The current owners purchased the property in 2007 and have since carried out renovation works by installing a bespoke, hand painted kitchen and replacing one of the bathrooms. Throughout the house there are echoes of its previous ancestry in the form of a profusion of stately and striking period features, such as exceptionally high ceilings, ornately carved timbers and a striking staircase.

Externally, the property sits in an approximate 3.27 acres (stms) of grounds and encompasses a sizable gravelled parking and turning area. There is a selection of traditional outbuildings, including a two storey barn with four bay cart lodge, which could be suitable for a number of uses subject to the relevant consents. To the rear there are a further two single storey barns, currently being used for storage and a play room. The grounds are well maintained and consist of neat lawns, mature trees and hedging.

Wood Dalling is a remote and tranquil village located within two miles to the popular market town of Reepham, in which everyday shopping facilities can be found as well as a weekly market and a highly regarded school. The North Norfolk coast is positioned around 10 miles further afield where there is an array of popular sandy beaches on offer. The cathedral city of Norwich is located to the south and a vast variety of amenities can be found here, in addition to a main line railway station and international airport.

This outstanding country property is not like the average houses for sale in Norwich and proposes a wonderful family home to be enjoyed in a serene and peaceful environment.
