Widespread research reveals that most home buyers begin their property search online. A client will spend an average of five seconds looking at a property on the internet, giving the seller a very slender window of opportunity to market their home and make a lasting impression. So what factors can influence a buyer and make an advert appear more prominent than its competitors?

Property photography has become an imperative part of the selling puzzle and without professional photos in the advert, there is little chance of instantly hooking a potential buyer.

When a client is going through the process of buying a home, they are making a life-changing decision, which can be daunting and intimidating, so they need to be wowed by what they see. The online search is commonly the first part of their journey into buying a home and serves as the platform to deliver the pinnacle of agency photography.

What makes a good set of property images?

Here are our top five tips on creating the perfect agency picture;

Stage the room
A great starting point that many photographers seem to neglect is staging the room. A good photographer will ensure that the bed is neatly made, or the crockery is put away in the kitchen. This may sound like simple stuff but it's an important part of making the property appealing and inviting.

Fit the frame
Assembling furniture to fit the frame of the picture. A good photographer understands how to frame a picture and create clean lines for the image to follow. Good framing can also make rooms look more spacious and welcoming in photos.

Use a good camera
It is essential to use a good quality camera, ideally an SLR ( Digital single-lens reflex ) Canon and Nikon are seen as the market-leading brands in property photography. A good camera will have revolutionary shutter speeds and allows more frames per second, which results in higher quality images. A wide-angle lens can also be used which opens up the room, creates depth and makes the room look spacious.

Use a tripod
Another piece of kit that should be used for property photography is a tripod. Mounting the camera onto a fixed platform reduces the risk of shaking and blurring the photo.

Natural light
Using natural light to illuminate the property is vital and a good way to hook potential buyers. When a photo is taken without the right light involved it can look mundane and dull. When using a flash some rooms can appear brighter than others so that's why natural light is best wherever possible. It is crucial to be clued up on exposure, shutter speeds and aperture to achieve perfectly lit images.
