West Heath Barn, Great Massingham

20/07/2015

The origins of Great Massingham are thought to go back as far as the 5th century AD, when the area was inhabited by a group of Anglo-Saxons in the wake of the Roman withdrawal. Their leader’s name was said to be Maesron and this 'family' of settlers were called Maersings, hence the home of the Maersings - Maersingham, later spelt as we know it today. Sir Robert Walpole, England's first Prime Minister was educated in the village in 1720 as a young boy and his descendants still live nearby in Houghton Hall, just three miles north of Great Massingham.

West Heath Barn is a beautiful two storey traditional barn conversion dating from the 1850s, complimented by two extremely successful holiday barns. The conversions have been carried out to the highest standard, with lime stone flooring complete with underfloor heating, a bespoke fitted hand painted kitchen, Aga with electric companion and tasteful exposed timbers that wed wonderfully with exposed brick and solid oak. A magnificent and sizeable kitchen diner is the epicentre of the property and is a fantastic space to enjoy with company, whilst reaping the benefits of the impressive surrounding countryside views.

The accommodation is extremely versatile and in addition to the two stunning holiday barns, the current owners let two substantial bedrooms of the main property on a bed and breakfast basis. The accumulative total of holiday lets on the property managed to yield a handsome return of over £50,000 last year. However, subject to the relevant planning consents the several components of the property could be incorporated into a private dwelling to add significant bulk to the main property.

The property is very different to the bulk of houses for sale in Norfolk and sits upon 9 acres (stms) of land and could propose a wonderful opportunity for any aviation enthusiast. In addition to two generously sized out buildings, one of which is currently used as an aircraft hangar, the grounds also boast a runway, which is presently used to take off and land light aircraft. Elsewhere, a gravelled drive serves ample parking for the two holiday barns and private parking for the main property. An allocated, charming fenced paddock and enclosed lawned courtyard are used for holiday guest usage. The semi undulating grounds allow for picturesque views over the unspoilt surroundings.

This property for sale in Norfolk is situated on the fringes of Great Massingham and set within impressive and attractive countryside with private access onto Peddars Way, a lovely walk to Great Massingham and the renowned Dabbling Duck public house. Great Massingham is distinguished as being one of Norfolk’s most striking villages and can be found 40 miles west of Norwich and 13 miles to the east of Kings Lynn.
